If you are arranging a mortgage, your lender will require a valuation report but this is not a survey or report on condition.

There are different levels of survey that can be undertaken and we shall be pleased to advise and arrange both a quotation and for an inspection and report to be carried out.

EPC Assessment

When selling or letting a property it is a legal requirement to have an Energy Performance Certificate (EPC) in place at the time of marketing. An EPC provides a rating showing the energy efficiency of the property and is valid for ten years.

Legionella Assessment

Landlords of residential accommodation (housing, flats etc.) have legal responsibilities for combating and preventing Legionnaires Disease. Health and Safety legislation requires that landlord’s carry out Legionella risk assessments for the Legionella bacteria which cause the potentially fatal Legionnaires’ disease.

Most domestic rented premises will be low risk but as it is a potentially fatal disease it is important that you risk assess your rented residential premises.

Our assessors can carry out the required risk assessment and report on whether any actions are needed to be undertaken.
