Make a Great First Impression

Declutter & Clean

A tidy home feels more spacious and inviting. Clear all surfaces and put away any personal items. Give the whole house a good clean, paying extra attention to the kitchens and bathrooms.

Let in Natural Light

Open curtains and blinds to let in natural light and brighten up the rooms. If you are having any evening viewings, turn on some lamps or warm lighting to create a cosier atmosphere.

Be Honest & Helpful

Buyers appreciate honesty. If there are any quirks or things they need to know about the property, be upfront and build trust. Also, be prepared to answer questions about running costs, local amenities, and schools.

Overcrowd the Viewing

Too many people at a viewing can overwhelm the buyer or make them feel rushed or uncomfortable. If possible, leave viewings to your estate agent or keep numbers minimal.

Ignore Small Repairs

Leaky taps, squeaky doors, or chipped paintwork are all quick fixes but can be a red flag to buyers. Taking care of small jobs before viewings can make a big difference.

Make it Too Personal

Buyers need to imagine themselves living in your home, and whilst family photos and personal decorations make your home yours, too much of it can be distracting. Aim for a neutral, welcoming space as much as possible.

Hover Over Buyers

Giving buyers the space to explore and chat about their purchase freely is key. If you are showing potential buyers around, be friendly and show them the main areas, but leave them to explore without being overbearing.
